Zoning plan

Definition

A zoning plan is a document that indicates where and under what conditions construction can take place. For example, if you want to build an extension on your property, you need to submit an approval request to the building authority. The authority evaluates, based on the zoning plan, whether the proposed extension is feasible and appropriate for the plot.

Who Approves the Plan

The zoning plan is held by the municipal office and is publicly accessible to anyone interested. Each municipality has its own unique zoning plan, as geological conditions vary from place to place.

The zoning plan is approved by the municipal council, whose members are fully responsible for the plan.

Scope and Purpose of the Plan

In general, zoning plans address land-use organization, define conditions for using the land, and ensure compliance with sustainable development principles. Without an approved and legally valid zoning plan, further development of a city, town, or region is not possible.

The zoning plan process covers all aspects of the environment, including the construction of buildings, residential areas, public institutions, infrastructure and transportation development, and other related aspects.

Municipalities with an approved zoning plan are also eligible to receive investments from European Union structural funds aimed at regional development.
