A zoning decision is a legal decision resulting from a land-use procedure. The main condition for issuing a zoning decision is that any change you want to make on your land complies with the local zoning plan. A zoning decision allows you to make modifications or adjustments on your property.
Requirements for Approval
The basic conditions for granting a zoning decision include properly prepared documentation, which must be submitted to the relevant authority along with your application. This documentation should also include attachments, especially if your planned changes could affect or restrict a third party.
The zoning decision defines to what extent you can alter or develop your land and under what conditions. For example, any change you make should not endanger or significantly damage the environment.
Types of Zoning Decisions
Decision on building placement – Allows construction or modification of a building on the land.
Decision on land use – Grants permission to use the land and defines the conditions for its use.
Decision on protected area or zone – Specifies areas where construction is prohibited and sets the boundaries of protected parts that cannot be altered or damaged by human activity.
Decision on construction ban – Suspends any construction activities in a designated area indefinitely, unless the building authority lifts the ban.
