Land-use planning unit
Definition
A land-use planning unit (UPI) is a document or indicator that informs whether your land is suitable for construction or, more precisely, what purpose your land can be used for according to the local zoning plan. Information about the UPI is required if you apply to a bank for a loan or if you want to reclassify the land from agricultural use.
Requesting UPI Information
If you need to find out the UPI of your land, you must request it from either the municipal or local building authority.
Your application, submitted to the relevant public authority, must include:
- Full name
- Correspondence address
- Phone number or email
- Parcel number of your land
- Register C or E
- Purpose of the application and the reason for your request
If you are unsure about the format in which to submit your application, a template can usually be found on the website of the relevant authority. The UPI does not serve as a building permit or a decision from the building office; it is solely an informational document regarding the land.
Steps Involved in Obtaining a Land-Use Planning Unit
The process of obtaining a UPI is more complex if your land is not registered in the cadastre. In such cases, you must attach a geometric plan and a map showing the location of your land. If all administrative details in your application are correctly filled out, it usually takes approximately two weeks for the authority to issue the UPI.
