Industrial land
Definition
An industrial land plot is a type of land primarily designated for industrial purposes. It contains production halls, industrial warehouses, factories, and other similar facilities. Industrial land plots are rarely found in central parts of cities. On the contrary, they are mostly located outside cities in suburban or remote areas. This is mainly due to the noise associated with industrial activities.
When selecting the location of industrial land plots, various aspects need to be considered, such as well-developed infrastructure, availability of workforce in the area, proximity to residential markets and customers, as well as ecological and legal aspects.
Industrial plots are often equipped with already installed utilities, such as water supply, electrical connections, sewage, and others.
Types of Industrial Land
There are two types of industrial land plots – “greenfield” or “brownfield.” The difference between them lies in their origin.
A “brownfield” is an already developed plot that needs revitalization, whereas a “greenfield” is an undeveloped area.
